Who it is for

- Partners deciding on an exit
- Owners weighing a cash-out refinance
How to use it
Up and running in five steps
- 1Enter the property name, analysis date and unit count on the Start Here tab.
- 2On Inputs, enter current NOI and growth, how to value the property, your existing loan (with its prepayment terms and maturity), planned capex by year and your tax position. The sample values are inputs: overwrite them.
- 3Set the cash-out refinance terms a lender would quote you today: max LTV, min DSCR, min debt yield, rate, amortization, interest-only months and closing costs.
- 4Pick the analysis horizon, exit cap rate and the yield you could earn on sale proceeds elsewhere. Turn the 1031 exchange and taxes on or off to see each case.
- 5Read the Dashboard: the recommendation, ranking, lazy-equity return and breakevens. Check Paths and Debt Schedules for the math behind every number, then print the Owner Summary.
