Reno Multifamily Market Report: 2025 in Review and the 2026 Outlook
Occupancy recovered and rents grew in 2025, but the concession numbers don't tell the whole story. Here is how each Reno submarket did and where 2026 could land.

Sparks, Nevada
Sparks is one of the tightest apartment submarkets in the region, and the owners who win there lease with intent. We manage from our Reno office on Kietzke Ln, a short drive away, and bring the same marketing and leasing system we use across the valley.
The market
According to ALN Apartment Data (September 2026), Sparks conventional apartments were 95.7% occupied with an average effective rent of $1,883, up 7.8% year over year. That is above the Reno-wide occupancy of 94.1% and the Reno average effective rent of $1,800.
A tight submarket is not a guaranteed one. New buildings keep arriving in the Reno and Sparks corridor, and residents can compare listings in seconds. Owners who hold occupancy and rent growth are the ones who price carefully and respond fast.

Managing in Sparks
High occupancy invites complacency. We test pricing against live competitors and push renewals to market, so rent keeps pace instead of lagging a year behind.
Newer Sparks communities compete on amenities. We compete on presentation, response time and a leasing process, and we package older buildings so they read as the better value.
Residents here can move ten minutes away. We use renewal timing, maintenance response and communication to keep the ones you want.
We have no Sparks office and say so. Our Reno team is close enough to inspect, meet vendors and handle turns quickly, and you do not pay for a second office.
