How to use it

Up and running in five steps

  1. 1Enter the property, total units, start date, units already leased and your stabilization goal on Start Here.
  2. 2Pick a pace curve: an S-curve fits most new construction, linear assumes the same leases every week.
  3. 3Add one row of activity each week on Weekly Activity.
  4. 4Update absorption by floor plan, concessions and lead sources as you report.
  5. 5Review the Dashboard and send the Owner Summary each week.

Rather have us run the numbers?

Send us your rent roll and T12 and we will build this for your property and show you what it says.

Questions

Lease-Up Tracker questions

What is a good lease-up pace?
It depends on the market, the property's size, pricing and the season, so the tracker lets you set your own target and curve. It compares your actual pace to that target each week and projects when you will stabilize.
What does the S-curve mean?
Leasing usually starts slowly, peaks in the busy season and tapers as the property fills. The S-curve target follows that shape instead of assuming the same number of leases every week.
Is there a calculator for planning before the lease-up starts?
Yes. Our lease-up calculator estimates months to stabilization and rent lost along the way; this tracker is for running the lease-up week by week.
