The problem

Messy books hide the real picture

Late reconciliations, mixed-up deposits and unclear categories make it hard to see whether a property is performing. They also create trouble at tax time and during a sale or refinance. Owners need books that are current and accurate, so every decision rests on real numbers.

What we do

How we handle multifamily accounting

Bookkeeping

Income and expenses are recorded each month in a chart of accounts built for apartments. Property financials stay current and consistent.

Payables

Vendor invoices are coded, approved and paid on time. You can see what was spent and why.

Bank reconciliations

Every account is reconciled each month. Differences are found and explained early, not at year end.

Trust accounts

We set up trust accounts for security deposits and keep them separate, with records that follow the rules.

Projections and budgets

We build budgets and cash flow projections from actual results. You see what is coming, not only what has passed.

Ready for your tax accountant

We prepare year-end financials and supporting schedules and hand them to your accountant. We do not prepare tax returns.

How it works

A clear plan from day one.

  1. 1

    Review the current books

We look at the chart of accounts, open items, reconciliations and bank setup.

  2. 2

    Clean up and set up

We correct what needs fixing and set up accounts, including trust accounts, the right way.

  3. 3

    Run the month

Entries, payables and reconciliations follow a calendar. Resident charges and payments post to a double-entry ledger.

  4. 4

    Report

You receive a balance sheet, income statement and general ledger detail, with notes on what changed.

  5. 5

    Hand off at year end

Financials and schedules go to your tax accountant in the form they need.
