Multifamily Due Diligence Checklist: What to Verify Before You Close
The seller's numbers are a story. Due diligence is how you find out which parts are true. A practical checklist for syndicators and first-time buyers of 5+ unit buildings.
Multifamily Consulting
Most advisors have never signed a lease or fixed a turn schedule. We do both every week. Our consulting gives owners and investors answers grounded in how apartments actually perform.
Every number links to the page of the document it came from.
The problem
A deal can look strong on paper and fail in the field. Rent assumptions miss the submarket, expenses ignore how the property really operates, and a renovation plan does not match what residents will pay. Advice has to come from operations, or it is guesswork with good formatting.
What we do
We read the rent roll, leases and ledgers against each other and walk the property with an operator's eye. We trace each figure to the document it came from, so nothing is taken on faith.
We look at how a property is run today: staffing, leasing process, maintenance, vendor costs and reporting. You get a short list of changes ranked by impact.
We find where income is leaking and where expenses are out of line. Then we say what to do about each, in what order and what it should be worth.
Which units, which finishes, which amenities and in what sequence. We plan renovations around what rents in your submarket and what holds up under daily use.
We compare your property with its real competitors and set rents, mix and marketing accordingly. Local knowledge of Reno is the difference here.
Hold a manager's plan, a broker's pro forma or a lender's requirement up against someone who has done the work. We will say plainly when we disagree.
How it works
We agree what you need decided, by when, and what you already have in hand.
Documents, financials and a site visit. We trace numbers to their source and note what cannot be verified.
We model the options, check assumptions against the submarket and run the downside as seriously as the upside.
You get a clear recommendation with the reasoning, the risks and the first actions, not a deck of options.
If you want help carrying it out, we can manage the work, or hand it to your team with a plan.
