Property Management Company Reno, Built for Multifamily Owners

Next Level Property Management is a Reno company that runs apartments, markets them and leases them. Our office is at 5470 Kietzke Ln, and the work we do in Midtown, Downtown and Central Reno is the reason owners call us.

The market

The Reno apartment market right now

According to ALN Apartment Data (September 2026), conventional Reno properties were 94.1% occupied with an average effective rent of $1,800 and an asking rent of $1,824. About 16% of properties were offering concessions, and 1,064 units were absorbed over the year.

Those are market-wide numbers. Reno is a set of submarkets that behave differently: Sparks and West Reno run tight, the North Valleys run loose, and Downtown rents sit well below the rest. An owner who prices and markets to the average leaves money on the table or sits vacant, so we work from the submarket and the block.

Concessions are where a management company shows what it can do. In a market where roughly one property in six is discounting to fill units, we have held rents and leased without concessions.

Managing in Reno

What owners here deal with, and how we handle it.

A market that rewards local knowledge

Midtown, Downtown, Central and South Reno attract different residents and price differently. We know which streets lease on walkability, which lease on parking and which lease on price, and we set strategy to match.

Concession pressure

When neighbors discount, owners are tempted to follow. We counter with marketing that raises demand, accurate pricing and a real leasing process, so units fill at rent instead of at a giveaway.

Older buildings and renovations

Much of Reno's central housing is older. We plan renovations around what lifts rent and cuts turn time, and we manage the building while the work happens.

Absentee and out of state owners

Many Reno buildings are owned from elsewhere. You get clear owner reports, one accountable team on the ground and a local office to visit.

Nevada rules and Washoe County

Notices, fair housing, evictions and county assessments all have local requirements. We run them correctly so a missed deadline never becomes your problem.

Questions

Property management in Reno: questions

What does a property management company Reno owners hire actually do?
A property management company Reno owners hire runs the building day to day: marketing, leasing, rent collection, maintenance, accounting and reporting. At Next Level we also own the results, which means occupancy, rent growth and resident retention, not just the paperwork.
Which parts of Reno does Next Level manage?
Most of our work has been in Midtown and Downtown, with communities in Central Reno as well. We also take on buildings elsewhere in the Reno area, and we are glad to look at South Reno and the Sparks side.
Is the Reno apartment market strong enough to justify a manager?
Yes, because the average hides a wide spread between submarkets. According to ALN Apartment Data (September 2026), Reno was 94.1% occupied, yet the North Valleys sat at 85.1% while West Reno was at 96.1%, so where and how you lease matters.
How do you keep units full without offering concessions?
We build demand first. Better photography and listings, correct pricing, fast response to every inquiry and a leasing process that closes, so units fill at asking rent. We have done it in a market where concessions are common.
Do you manage small buildings or only large communities?
We manage both. Reno owners range from a fourplex to a few hundred units, and we have pages for small multifamily, mid-size buildings and larger complexes so you can see how we approach your size.
How do I switch to a new Reno property management company?
Switching is routine when it is planned. We gather leases, ledgers, vendor contracts and deposits, notify residents in writing and keep rent collection uninterrupted, usually with a short overlap with your current manager.
