Questions

Property management pricing questions

How much does property management cost in Reno?
Reno property management pricing depends mostly on building size. As a guide, our management fee runs 8 to 10% for buildings under 20 units, 7 to 9% for 20 to 50 units and 5 to 6% for 50 to 100 units. Larger communities are priced around their staffing and scope.
Why is the fee lower for larger buildings?
Much of the work, from accounting to vendor management, is shared across more homes in a larger building, so the percentage comes down as the unit count goes up.
What do the leasing and renewal fees cover?
The $400 lease acquisition fee covers marketing, showings, screening and signing a new resident. The $300 renewal fee covers pricing the renewal against the market and preparing the new lease.
Is this an exact quote?
No. This is a price guide. Every property gets its own quote after we look at its size, condition, location and goals, and we put it in writing before you sign anything.
Are there setup or hidden fees?
Anything beyond the management, leasing and renewal fees is listed in your written proposal, so you know the full picture before you decide.
How do I get a quote for my property?
Tell us about your building on our contact page or call us. We will review it and send a written proposal.
