Construction Management

Multifamily construction management with an operator in the room early

The company that will manage and lease your building sees problems the design team misses. We come in early, from operations, so the finished property rents fast and runs well.

The problem

Buildings get designed by people who never run them

A trash room in the wrong place, too little parking or finishes that scuff in a year all become the manager's daily problem. By then the fix costs ten times as much. The cheapest time to solve an operating problem is before it is built.

What we do

How we handle construction management

Unit mix and amenity choices

We advise on the mix of homes and the amenities residents will use and pay for. Our view comes from what leases in this market.

Finishes that rent and last

Some finishes photograph well and wear badly. We pick materials that look right on the tour and hold up through years of turns.

Practical layout

Leasing office placement, parking, trash, package rooms and maintenance access are decided with daily use in mind.

Local vendor relationships

We have the best relationships with local vendors, which helps with pricing, scheduling and who actually shows up.

Schedule and budget oversight

We watch cost and schedule against the plan and flag issues early. You hear about a problem when it is small.

Lease-up readiness

Marketing, pricing, staffing and systems are ready before the first unit is. We have a track record of the best results in the market, and leasing that begins early shows it.

How it works

A clear plan from day one.

  1. 1

    Join at the concept stage

We review plans, unit mix and amenities against what leases in the submarket.

  2. 2

    Review the design

We mark up layouts and finish schedules with operating notes, such as trash, parking and access.

  3. 3

    Oversee construction

We track cost and schedule, walk the site and keep local vendors lined up.

  4. 4

    Prepare the lease-up

Pricing, marketing, staffing and move-in processes are set ahead of delivery.

  5. 5

    Hand over to operations

The building opens with a team that already knows it, and a plan to fill it.

Bring operations into the plan early

Tell us about the project. We will tell you what we would change before it is built.

Questions

Construction Management questions

What is multifamily construction management?
Multifamily construction management is overseeing the cost, schedule and quality of building or renovating an apartment property. Ours adds an operator's view of how the building will be leased and run.
Are you a general contractor?
No. We work with your design and construction team and add the operating perspective. We help with decisions, oversight and vendors, but we are not a development company.
When should you be brought in?
As early as possible. The best time for multifamily construction management input is at the concept stage, before layouts and finish choices are locked in.
What do operators catch that others miss?
Daily-use issues such as trash, parking, package rooms, leasing office placement and finishes that wear poorly. These are the problems a management company lives with after opening.
Do you help with lease-up?
Yes. We prepare pricing, marketing, staffing and move-in processes ahead of delivery. Our lease-up strategy article covers the approach.
Does this also apply to renovations?
Yes. Renovation scope, unit sequencing and finishes benefit from the same operating view, particularly on occupied value-add properties.
