Financial Modeling

Multifamily financial modeling built on how apartments really perform

We build the most in-depth financial modeling for multifamily. Every assumption comes from running apartments, and every output is ready for a lender, a partner or an investment committee.

The problem

A model is only as honest as its assumptions

Brokers' pro formas lean optimistic. Generic templates miss local rent growth, real turn costs and what renovations truly deliver. Decisions made on a thin model cost owners money for years. A good model shows the downside as clearly as the upside.

What we do

How we handle financial modeling

Underwriting

We underwrite from the rent roll, trailing financials and the market. Income, vacancy, expenses and capital needs are each tied to a source, not a guess.

Pro formas

A full multi-year projection, with the debt, the operating plan and the exit set out line by line. You can follow how every number flows.

Value-add and renovation scenarios

Model unit by unit what a renovation costs, how long it takes, what rent it supports and how it changes NOI. Compare scopes before you commit to one.

Rent and expense assumptions

Rents are checked against comparable properties and submarket data. Expenses reflect how our properties actually run, so the operating ratio is realistic.

Sensitivity and downside

We stress rent growth, occupancy, interest rates, exit pricing and renovation cost. You see which assumptions the deal depends on and how much room there is.

Lender and investor-ready outputs

Clean summaries and supporting schedules for lenders, partners and investment committees. They are easy to read and easy to question.

How it works

A clear plan from day one.

  1. 1

    Collect the inputs

Rent roll, financials, offering materials, property condition and your goals.

  2. 2

    Set the assumptions

We propose each assumption with its source and agree them with you before building anything out.

  3. 3

    Build the model

A structured model with scenarios for the base case, the renovation plan and the downside.

  4. 4

    Stress and review

We run sensitivities, look for weak points and walk through the results with you.

  5. 5

    Deliver and update

You get the model and a summary. We update it as quotes, terms or market data change.

Put a real model behind your decision

Send us the deal or the plan. We will tell you what the numbers actually say.

Questions

Financial Modeling questions

What is multifamily financial modeling?
Multifamily financial modeling is building a projection of an apartment property's income, expenses, debt and value over time. It tells you what a property should earn and what could go wrong.
How is your multifamily financial modeling different?
Ours is built by operators, so the assumptions match how properties perform. We also model the renovation scope, the lease-up and the downside in detail, not just a single base case.
Can you model a value-add or renovation plan?
Yes. We model the cost, timeline, rent premium and NOI effect of each scope, so you can compare options before you commit. Our value-add multifamily article explains the thinking.
Do you provide lender and investor materials?
Yes. We provide summaries and schedules formatted for lenders, partners and investment committees. We make sure each figure can be traced to its source.
What do you need from me to start?
A rent roll, recent operating statements, the offering materials if there are any, and your goals for the property. If you only have part of that, we start with what exists and note the gaps.
Can you test a broker's pro forma?
Yes. We rebuild it from the underlying documents and show where the assumptions differ from the market and from real operating results.

How to Increase NOI on a Multifamily Property

NOI sets what your building is worth, so every dollar you add to it is worth far more than a dollar. Here is where the real gains hide, on both the income and expense sides.
