Next Level Property Management is committed to equal housing opportunity. We follow the federal Fair Housing Act and Nevada fair housing law (Nevada Revised Statutes Chapter 118) in every part of our work, including marketing, leasing, screening, renewals, maintenance and resident services.
Our Commitment
We offer homes to every qualified applicant on the same terms. We do not discriminate in advertising, showing, renting, setting terms or conditions, handling maintenance or ending a lease because of a protected characteristic. We train our team on fair housing and apply the same written screening criteria to every applicant.
Protected Classes
Federal law protects people from housing discrimination based on:
- Race
- Color
- Religion
- Sex, including sexual orientation and gender identity
- National origin
- Familial status, which includes families with children under 18, people expecting a child and people in the process of getting custody of a child
- Disability
Nevada law (NRS 118.100) covers these and adds protections. Nevada protects people from housing discrimination based on race, color, religion, sex, sexual orientation, gender identity or expression, age, disability, ethnicity, national origin, ancestry and familial status. Where federal and Nevada law differ, we follow whichever gives you more protection. The statute can be amended, so see the current text of NRS 118.100 for the full and current list.
Reasonable Accommodations
A reasonable accommodation is a change to a rule, policy, practice or service that gives a person with a disability an equal chance to use and enjoy their home. Examples include allowing an assistance animal even where pets are not allowed, assigning a parking space near the door, or accepting rent payments in another way.
How to Request One
You can ask in any way that works for you: by phone, email, in writing or in person. You do not need a special form or particular words. Contact us at (775) 502-8287 or hello@nextlevelpm.co and tell us what you need. If the disability or the need is not obvious, we may ask for reliable information that connects the request to the disability. We will not ask for medical records or diagnoses beyond what is needed. We respond promptly and will talk with you about alternatives if we cannot approve the request as made.
Reasonable Modifications
A reasonable modification is a physical change to a home or common area that a person with a disability needs, such as grab bars, a ramp or a lowered cabinet. Under federal law, residents with disabilities may make these changes at their own expense, and in some cases we may ask that the unit be returned to its original condition when you leave. Contact us before the work begins so we can talk through the request.
If You Think You Were Treated Unfairly
Please tell us first. Contact us at (775) 502-8287 or hello@nextlevelpm.co and we will look into it promptly. You are also free to go directly to a government agency at any time. We do not retaliate against anyone for asserting fair housing rights or filing a complaint.
U.S. Department of Housing and Urban Development (HUD)
- Phone: 1-800-669-9777
- Website: hud.gov/fairhousing
You generally have one year from the date of the discrimination to file a complaint with HUD.
