For investors and brokers
A multifamily deal review from people who run the buildings.
Looking at an apartment deal in Northern Nevada? Send it over. We will read it the way an operator does and tell you what stands out.
What we look at
The four places a deal usually breaks.
Rents
Are the in-place rents and the pro forma rents real for that location and condition?
Expenses
Is the expense load what it costs to run this building, or what it costs on paper?
Assumptions
Occupancy, renovation scope, timelines and exit. Which ones carry the deal?
Operations
What would we change on day one, and what would it take to run it well?
Send the deal
Tell us about it.
The more you send, the better the read. A property and a unit count are enough to start.
Questions
Deal review questions
What is a deal review?
An operator's read on a multifamily deal you are looking at: where the rents, expenses and assumptions look right, and where they do not.
What should I send?
The offering memorandum, a T12 and a rent roll if you have them. Whatever you have is a fine place to start.
Who is this for?
Investors, syndicators and brokers looking at apartment buildings in Northern Nevada.
Is this an appraisal or investment advice?
No. It is our opinion as an operator, for your own diligence. It is not an appraisal, legal advice or a recommendation to invest.
Do you invest in or raise money for the deals you review?
No. Sending a deal does not offer or ask anyone to invest. If you want to hear about our future offerings, join the investor list.
Is what I send kept private?
Yes. Files go to private storage that only our team can open.
