Rent Roll

A rent roll is a unit-by-unit list showing each resident, lease dates, rent amount, deposit and status. It is a snapshot of a property's income.

A rent roll lists every unit with its type, size, resident name, move-in date, lease end date, monthly rent, deposits and whether the unit is occupied or vacant. It reflects one point in time.

Owners and buyers use it to see how much rent is in place, how many leases expire soon and how in-place rents compare to market. It is also where loss to lease and delinquency show up.

Because it is a snapshot, pair it with a T12 to see how income actually came in over time.
