Make-Ready
Make-ready is the cleaning, repair and paint work that prepares a vacant unit for the next resident after a move-out.
Make-ready begins after a resident moves out. A crew inspects the unit, then handles cleaning, paint, minor repairs, flooring touch-ups, appliance checks and a final walkthrough so it is ready to show and lease.
Speed matters. Each day a unit sits vacant costs rent, so a good make-ready process uses a clear checklist, scheduled vendors and tracked turn times.
Make-ready cost and time are a key part of turnover cost. Managers track both to control expenses and keep occupancy high.
